Rainwater at 339 Veterans cross-laminated timber (CLT) structure acoustics

Location: Barrie, Ontario, Canada
Developer: Sean Homes
Architects: Hunt Design Associates

Rainwater at 339 Veterans is a new residential project located in South Barrie at the northeast corner of Veterans Drive and Montserrand Street. The development, now under construction, will feature 5 storeys with 73 units, made up of 35 freehold urban towns, and 38 modern condo suites that include 15 unique two storey, 2-bedroom loft style designs. Residents will enjoy amenities such as an outdoor sports field and hockey rink, pickleball court, outdoor kitchen and meeting area, pet washing station, firepit, and a bike repair station.

The building features a cross-laminated timber (CLT) structure. The CLT creates a unique interior design aesthetic displaying exposed heavy timber ceilings and beams in each unit. The building is Net Zero ready and includes energy efficient geothermal heating and cooling system, as well as a unique elevator rail design engineered to be supported from the CLT slab edge.

HGC Engineering is responsible for comprehensive acoustic related design input to achieve sound transmission (ASTC) compliance of suite-demising separations with respect to OBC requirements, as well as recommendations regarding sound and vibration isolation of M&E and specialty (e.g., elevator) equipment, and sound and vibration transmission from amenity and utility areas.

During the construction phase of the project, HGC will review shop drawings for equipment, undertake site inspections to review construction progress, and perform field sound measurements and testing of suite-demising separations and other equipment in order to provide a Tarion Module 4D Final Clearance Letter.
