Post Lofts Condominium

Post Lofts Condominium mass timber acoustic design

Location: Oshawa, Ontario, Canada
Developer: Atria Development
Architects: Moriyama Teshima Architects

When completed Post Lofts will be a 6-storey, 143-unit condominium building  (using  a former two-storey Canada Post heritage building as the base of the new structure) The former Oshawa Federal Building and Post Office was built in 1953-54 in the Art Moderne style. The new development will preserve the striking façade of the existing and well known base building located in the heart of downtown Oshawa at the corner of Simcoe Street South and Athol Street West.

The 6-storey condominium addition will feature a 5-ply cross laminated timber (CLT) structure. HGC is responsible for comprehensive design input to achieve sound transmission (ASTC) compliance of suite-demising separations with respect to Ontario Building Code (OBC) requirements, as well as recommendations regarding sound and vibration isolation of M&E and specialty (e.g., elevator) equipment, and sound and vibration transmission from amenity and utility areas. Suite-demising assemblies and junction details will be separately assessed and, where necessary, modeled to verify the theoretical acoustical performance of both the demising assembly and adjacent constructions. HGC Engineering is also working with suppliers to explore the use of dry build-ups (in lieu of concrete) above the CLT structure.
