Mirvish Village Toronto: Acoustical Expertise Behind a Landmark Mixed‑Use Redevelopment
Mirvish Village is the redevelopment of the iconic Honest Ed’s and Mirvish Village land at Bloor and Bathurst Streets in Toronto’s Annex area. The mixed‑use market‑rate and affordable rental, office, retail, and public‑space development will be home to over 2,000 Torontonians. The project consists of six primary buildings ranging from 8 to 28 floors. Of the development’s 916 rental suites, 40% will offer rents at or below 30% of median Toronto household income, and over 40% will be family‑sized units. A central energy plant will supply heating and cooling to all six residential buildings, supported by a co‑generation system designed to achieve at least 10% power savings. The project is targeting LEED Platinum certification.
THE KITCHEN is a central indoor-outdoor food hall and entertainment hub at Mirvish Village. Designed as a lively community gathering space, it combines a curated mix of 14–18 small food vendors with specialty retail offerings like artisanal foods and kitchen goods. The venue also functions as an event space for live music, comedy, and performances, all within a high-energy, pedestrian-focused environment inspired by Tokyo marketways and designed to accommodate up to 750 people.
Despite construction beginning in 2016, Mirvish Village has experienced prolonged delays due to lengthy city approvals, pandemic‑related supply‑chain issues, labour shortages, and rising material costs. Progress was further slowed by construction‑team disruptions, including Westbank’s split in 2022 with EllisDon the original project construction company and resulting multi‑million‑dollar legal disputes, along with additional mid‑project design changes; and the complexity of coordinating a multi‑tower, heritage‑integrated development with phased occupancy and ongoing below‑grade work. As of 2025–2026, portions of the project are open, with residents occupying 748 Bathurst Street and commercial tenants such as Niagara College, LCBO, Stretch Lab, and BMO in operation, and the remaining residential areas expected to complete by spring or early summer, followed by the remaining non‑residential components
