The condo offers its residents amenities such as a fitness studio, fully-equipped for cardio workouts, yoga and weight training; a pool with adjacent steam and sauna rooms; a multimedia news lounge and coffee bar; a billiards room and a private screening room. In the podium of the residential tower is a five-storey office and retail area which consists of the rebuilt exterior of the former seven-storey Royal and Sun Alliance building, and a modern glass-clad structure to the west. Though integrated with 88 Scott, this commercial component is known by its own name and address: 20 Wellington Street East. This 68,000 square foot podium development contains approximately 55,000 square feet of office space over the second through fifth floors. At ground level, the building has 12,000 square feet of retail space housing boutique stores, restaurants, and cafés. 20 Wellington East also features a 28-foot high two-storey atrium, and was constructed to achieve LEED Gold certification.
